TPO Roofing. The Complete Guide for Commercial Building Owners.

TPO is the most popular commercial roofing membrane in the country. Here is why it dominates, what it costs, and how to make it last in the Central Valley.

Thermoplastic Polyolefin, known as TPO, has become the most widely installed commercial roofing membrane in the United States. Its combination of energy savings, weld strength, and competitive pricing makes it the default choice for flat and low-slope commercial buildings. But not all TPO installs are equal. The Central Valley's extreme heat puts unique demands on commercial roofing systems.

This guide covers everything a building owner needs to know about TPO: how it works, what to specify, and how to maintain it for maximum lifespan.

Why TPO Dominates Commercial Roofing.

TPO's rise in commercial roofing comes down to four advantages that matter in the Central Valley:

  • Energy efficiency. White TPO membrane reflects up to 87 percent of solar radiation, significantly reducing cooling loads. For Central Valley commercial buildings running air conditioning 6 months per year, the energy savings are big. TPO meets California Title 24 cool roof requirements without more coatings.
  • Hot-air welded seams. Unlike adhesive-bonded systems, TPO seams are welded with hot air, creating a bond stronger than the membrane itself. Properly welded seams are the most reliable waterproofing detail on any flat roof. Compare this to PVC and other membrane systems.
  • Chemical resistance. TPO resists bacterial growth, algae, and common industrial chemicals. This durability is key in the valley's agricultural environment.
  • Cost efficiency. TPO usually costs 10 to 20 percent less than PVC while delivering comparable performance for most commercial applications.

Membrane Thickness Matters.

TPO comes in three standard thicknesses: 45-mil, 60-mil, and 80-mil. In the Central Valley, membrane thickness directly correlates with lifespan and resistance to the extreme UV and heat cycling our climate delivers.

  • 45-mil: Budget option. Adequate for covered or shaded roofs, but degrades faster under direct Central Valley sun. We do not suggest 45-mil for exposed valley roofs.
  • 60-mil: The standard for quality commercial installations. Provides good UV resistance, puncture resistance, and a 20 to 25 year expected lifespan with proper maintenance.
  • 80-mil: Premium choice for maximum durability. Best for high-traffic roofs, buildings with heavy HVAC equipment, or owners who want the longest possible life between replacements. 25 to 30 year expected lifespan.

Installation Methods.

TPO can be installed three ways, and the method affects performance in Central Valley conditions:

  • Mechanically attached. The membrane is fastened to the deck with plates and screws, then the next sheet is welded over the fastener row. Most common for new construction and large open roofs.
  • Fully adhered. The membrane is bonded to the insulation with adhesive across its entire surface. This method provides superior wind uplift resistance and a cleaner appearance. Preferred for high-wind areas and buildings where aesthetics matter.
  • Ballasted. The membrane is loose-laid and held down by river rock or pavers. Least common in the valley due to weight considerations and the difficulty of locating leaks under ballast.

Maintenance for Maximum Lifespan.

A TPO roof is a big investment. Protecting it needs a maintenance program that addresses the specific challenges of flat commercial roofing in the Central Valley.

  • Biannual inspections. A professional inspection twice per year catches seam separation, ponding water, and membrane damage early. Our free estimate program makes this easy.
  • Drain maintenance.Standing water is the number one threat to commercial TPO roofs. Keep all drains, scuppers, and gutters clear.
  • Prompt repair of any damage. Punctures from foot traffic, dropped tools, or wind-blown debris must be patched immediately. A small puncture that admits water can cause insulation saturation and deck damage beneath the membrane.
  • HVAC service coordination. Require HVAC technicians to use walkway pads when servicing rooftop equipment. Repeated foot traffic on bare membrane speeds up wear.

Econo Roofing provides full commercial roofing services including TPO install, repair, and maintenance. As a certified commercial contractor with 30+ years of know-how, we install TPO systems that perform in Central Valley conditions and back them with full warranty coverage.

Frequently Asked Questions

  • How long does a TPO roof last?

A properly installed TPO roof lasts 20 to 30 years with regular maintenance. In the Central Valley, where UV exposure is extreme, the quality of the membrane matters significantly. Premium 60-mil and 80-mil TPO from major manufacturers outperforms budget 45-mil products by a wide margin. Regular inspections and prompt repair of any seam issues extend lifespan to the upper end of the range.

  • What thickness of TPO should I use?

For Central Valley commercial buildings, we suggest 60-mil TPO as the minimum and 80-mil for maximum durability. Thicker membranes resist UV degradation, punctures, and heat cycling better than thinner options. The cost difference between 60-mil and 80-mil is modest compared to the performance and lifespan gain.

  • Is TPO or PVC better for commercial roofing?

Both are excellent single-ply membranes. TPO costs less and has good UV resistance. PVC has superior chemical resistance, making it better for restaurants, kitchens, and buildings with chemical exposure. For most Central Valley commercial buildings, TPO offers the best value. Read our detailed TPO vs. PVC comparison for the full analysis.

  • How much does TPO roofing cost?

Installed TPO roofing costs $5 to $10 per square foot for a standard commercial building, including membrane, insulation, and labor. Total project costs for a 10,000-square-foot commercial roof usually range from $50,000 to $100,000. Factors that affect price include membrane thickness, insulation R-value, number of penetrations, and roof access conditions.
