Common Roof Failures in Livingston Homes
Livingston divides into two eras: the older downtown core along Main Street and the Yamato Colony grid — where pre-1970 ranch homes show the longest tule-fog exposure — and the newer subdivisions built out on the northeast side from 2000 through 2011. The older homes develop algae and lichen that weaken shingle granules over time. The newer tracts, with steeper-pitch roofs and more roof penetrations, show flashing failures and premature boot cracking from repeated wet-dry cycling. Our crews carry materials for both.
