41 years on roofs · What we've learned about replacements

Most replacements come 5–10 years too early.

Most homeowners replace earlier than they need to because someone scared them. The deck doesn't lie — if the plywood is sound and 70%+ of the shingles still hold, you're patching, not replacing. We bring the camera up before we bring the quote, and we'll tell you the truth either way.

— Roof Replacement Questions

The questions homeowners actually ask.

How long does a full roof replacement take?

Most single-family roof replacements take 1–3 days. A 2,500 sq ft home with architectural shingles usually finishes in 2 days: day 1 is tear-off, dry-in, and starter / underlayment; day 2 is shingle install, flashing, ridge, and clean-up. Larger or steeper roofs (3,500+ sq ft, 8/12+ pitch) run 3–5 days. We schedule around weather and your availability — never start work we can't finish before rain is in the forecast.

Should I replace my roof or repair it?

If your roof is under 15 years old, has localized damage (a few cracked shingles, a single leak), and the underlayment is dry — repair. If the roof is over 20 years old, has widespread granule loss, multiple leaks, or the deck is showing rot — replacement saves money long-term. Our free inspection includes core samples where needed and a written replace-vs-repair recommendation. No pressure either way.

What's the best roofing material for the Central Valley?

For most Stanislaus / Merced homeowners: architectural asphalt shingles (30–50 year warranty, 110+ mph wind, $4–$7/sq ft installed). They handle the 100°F summers, the spring storms, and the occasional Delta wind without paying the tile premium. Concrete tile is the better long-term answer if you'll own the home 20+ years and the structure is rated for it. Metal is best for outbuildings, ranch homes, and modern remodels.

Do I need to be home during the replacement?

Not the whole time. We need someone to sign off at the start (scope walk-through) and end (final walk before warranty registration). During tear-off and install, you can come and go normally — driveway gets blocked for a few hours when the dumpster arrives. We don't enter the home. Pets are fine inside; the noise level is similar to construction next door.

Can you replace the roof and gutters at the same time?

Yes — and we recommend it. Removing old gutters lets us flash the eaves correctly, install new drip edge, and avoid damaging fresh shingles when the new gutters go up. We typically schedule new gutters the day after the roof finishes, so the gutter crew can work without scaffolding interference. One crew, one cleanup, clean drip-edge integration — no separate dispatch fees.

What financing options do you offer?

Two main paths: GreenSky (terms from 12-month same-as-cash through 144-month fixed-rate) and Synchrony Home Design (deferred-interest promotional periods). Both are soft-pull pre-qualification — checking rates doesn't ding your credit. We also accept all major cards (4% processing) and check / wire for projects wanting to skip financing. Quote includes the cash price; financing is layered on if you choose it.

Do you handle insurance claims for storm damage?

Yes. We document storm damage with drone imagery, meet adjusters on-site, provide detailed scope reports, and negotiate scope with the insurer when needed. Hail / wind claims typically close 4–6 weeks from the damage event. We work with most major California carriers and don't charge for the documentation work — it's standard with the replacement quote.

What's the difference between a 30-year and a lifetime warranty?

Honest answer: marketing distinction more than material distinction. A '30-year shingle' from a top manufacturer (GAF Timberline HDZ, OC Duration) will physically last 25–35 years in the Central Valley climate with proper install and ventilation. A 'lifetime shingle' (GAF Timberline UHDZ, OC TruDefinition Duration FLEX) typically lasts 35–50 years and has stronger wind / impact ratings. The warranty length follows the build quality. We quote both side-by-side so you can see the cost vs. longevity trade-off.

When You Need It

When to call us for roof replacement.

A full roof replacement is the right call when shingles hit end-of-life. That’s usually 20-30 years for asphalt, 30-50 years for tile. Or when 30%+ of the roof shows damage. Or when repairs aren’t holding. Or when underlayment has failed under tile. We’ll tell you honestly which path makes financial sense.

Materials & Methods

Roof Replacement materials & systems we install.

We install Owens Corning Duration Series, GAF Timberline HDZ and Timberline UHDZ, CertainTeed Landmark architectural shingles, Eagle Capistrano and Boral concrete tile, clay tile from MCA and Westlake, and standing-seam metal from PAC-CLAD and Englert. Underlayment options include synthetic peel-and-stick (high-temp ice & water shield in valleys and around penetrations) plus standard synthetic for the field. Class 4 impact-rated upgrade adds 5-10% to material cost and usually returns 10-15% in insurance discounts.

Process & Timeline

What to expect — our roof replacement process.

Replacement projects start with an in-home consultation. We discuss material options, pull material samples, and review color schemes against your home’s exterior. Then we pull the building permit through your local department. We schedule the install when materials arrive. Most full replacements run 1-3 days for asphalt, 5-7 days for tile.

Cost Factors

Roof Replacement cost in California.

Full residential roof replacement in California usually runs $10,000-$35,000 depending on roof size (counted in 100-square-foot "squares"), pitch, deck condition, and material choice. A 2,000-sq-ft typical Central Valley home with architectural shingle averages $14,000-$22,000 turnkey. Tile re-roofs run $25,000-$50,000+ due to material weight, labor complexity, and underlayment-only repair vs full lift-and-relay scenarios. Financing available — see our financing page.

What sets us apart

Why homeowners choose us for roof replacement.

Certifications — top 1-2% of installers nationwide

Most local roofers can install the materials. Few can register the manufacturer warranties that protect those installations for 25-50 years. As an OC Platinum Preferred contractor (top 1% of Owens Corning installers nationwide), we register Platinum Protection warranties that cover both materials and workmanship for life, with no proration over time. As a GAF Master Elite contractor (top 2% of GAF installers), we register Golden Pledge warranties that cover 50 years of materials plus 25 years of workmanship. None of these warranty tiers are available through uncertified contractors.

Audits keep the certifications honest

Each manufacturer maintains the certification only if our install quality and review scores stay above their thresholds. As a result, we can’t cut corners on material grade, install method, or finish quality — the manufacturers track every job we register. We’ve held OC Platinum Preferred since 2008 and GAF Master Elite for over a decade.

W-2 crews, factory-trained

The crew matters as much as the certifications. Our roofing crews are W-2 employees of Econo Roofing — not subcontractors — and each crew member completes annual factory training from GAF, Owens Corning, and CertainTeed. The difference between a 25-year roof and a 35-year roof comes down to install detail: proper underlayment lap, correct nail placement and depth, sealed flashing, adequate attic ventilation. Mario or Brian personally reviews every project scope before work begins and walks the finished roof before the crew leaves.

Bonded, insured, family-owned since 1996

We stand by our work financially. We carry $1 million general liability insurance and full workers comp coverage, plus a $25,000 CSLB contractor bond. License #749551 — verifiable at CSLB.ca.gov. We’re Latino-owned, family-owned, and operated since 1996: same family, same standards, deep roots in the Central Valley. That permanence matters when you’re investing in 30-50 years of weatherproofing.

Flat-rate pricing, no surprises

Pricing is flat-rate. We quote the project, you approve the project, and that’s the price. No change orders mid-project unless you change the scope. No surprise charges.
