Replace

How do I know if I should repair or replace my roof?

What is the 50% rule in roofing?

If repair costs are more than 50% of a full replacement, replacement is almost always smarter long-term. Under 30%, repair is the right answer. Between 30–50% is the gray zone where deck condition matters more than the math.

Will repairing my roof void the manufacturer warranty?

Not if the repair is done by a manufacturer-certified contractor following spec. We’re OC Platinum Preferred, GAF Master Elite, and CertainTeed Select — our repairs preserve your warranty. Repairs done by handymen or uncertified roofers often void coverage.

Should I file an insurance claim before deciding?

File a claim only when storm damage is documented and recent (within the policy window, usually 1 year). Don’t file for wear and tear — carriers deny those, and the denial still goes on your record. We’ll help you decide before you file.

What if my score lands at 4–7? How do you decide?

The deck condition decides it. We pull a couple shingles during the free inspection, photograph the plywood underneath, and give you a written recommendation. Sound deck plus localized damage = repair. Soft deck or widespread underlayment failure = replace.
