Why this decision matters
Replace too early, you waste $10,000+. Repair too long, the deck rots and the bill doubles.
Most roofers default to “you need a new roof” because replacements pay better than repairs. We’re the opposite — 1 in 4 repair calls we go on are fixing bandaids from other companies. The honest answer is usually somewhere in the middle, and it hinges on five specific factors.
The 5-Factor Matrix
Score each factor 0–2. Add them up.
Total 0–3 = repair. Total 4–7 = inspection needed. Total 8–10 = replace. A 60-second framework that holds up against any second opinion.
Asphalt life: 20–30 yrs. Tile: 40–50 yrs.
How much of the roof is compromised.
Repair quote vs full replace quote.
How long until you’d replace anyway.
Is this a storm claim or wear-and-tear?
0–3 pts
Repair
You have a localized problem on a roof with life left. Replacing is overkill — we’ll tell you that to your face. Fix the issue, keep the warranty intact, save the $10K+.
4–7 pts
Inspect first
The gray zone. Deck condition is what decides it. We pull a couple shingles, photograph the plywood underneath, and give you a written recommendation. No pressure either way.
8–10 pts
Replace
Bandaids cost more than the cure now. You’ll spend repair money repeatedly over the next 2–5 years and still end up replacing. Skip the intermediate step.
Worked Example
Maria from Modesto — score 4. Saved $8,800.
An honest run-through of how the matrix works on a real Central Valley home.
- Age
- 18-year asphalt roof — borderline. 1 pt
- Damage extent
- About 15% (one slope, lifted ridge, two valleys leaking). 1 pt
- 50% rule
- Repair quoted $5,400. Replace quoted $14,200. That’s 38% — borderline. 1 pt
- Remaining lifespan
- Decent condition under the lifted area. Maybe 7–8 years left if patched. 1 pt
- Insurance status
- No recent storm event. Wear and tear. 0 pts
Total: 4 pts — inspection territory.
We came out, pulled four shingles in three locations, and photographed the deck. Plywood was sound everywhere except a 4×4 ft section near the valley. Recommendation: repair plus deck patch ($5,900). Replacement wasn’t warranted yet.
Maria called us back 3 years later for unrelated gutter work. Roof was still holding. She saved $8,800 by not replacing prematurely. That’s the kind of decision this matrix is built for.
Cost Reality Check
What each path actually costs in the Central Valley.
Real numbers from Econo Roofing’s 2025–2026 jobs — no “starting at” bait pricing.
$250 after-hours dispatch fee for active leaks. 1–2 year workmanship warranty on repairs; manufacturer warranty (up to lifetime) on full replacements. Financing available for replacements.
Why Trust This Framework
A score from a 41-year roofer, not a salesperson.
- 4 of the 4 top manufacturer certifications — Owens Corning Platinum Preferred, GAF Master Elite, GAF Gold Elite, CertainTeed Select ShingleMaster. The only Stanislaus & Merced County contractor to hold all four.
- 41 years on roofs — Mario started as an apprentice in 1985, founded Econo in 1996. That’s a tenure most competitors who claim “decades of experience” don’t actually have.
- W-2 crews, not subs — the people who score your roof are the same people who fix or replace it. No handoff to a contractor you’ve never met.
- Bonded & insured — CSLB Lic. #749551. Verify any time at the CSLB site.
- Flat-rate written quotes — the price you see is the price you pay. No “we found more damage” surprises mid-job.
Frequently Asked
Questions homeowners actually ask before deciding.
How do I know if I should repair or replace my roof?
Run the 5-factor matrix above. Score 0–3 = repair, 4–7 = schedule an inspection (deck condition decides it), 8–10 = replace. If you’d rather we run it for you, book a free inspection — we’ll score it on the spot.
What is the 50% rule in roofing?
If repair costs are more than 50% of a full replacement, replacement is almost always smarter long-term. Under 30%, repair is the right answer. Between 30–50% is the gray zone where deck condition matters more than the math.
Will repairing my roof void the manufacturer warranty?
Not if the repair is done by a manufacturer-certified contractor following spec. We’re OC Platinum Preferred, GAF Master Elite, and CertainTeed Select — our repairs preserve your warranty. Repairs done by handymen or uncertified roofers often void coverage.
Should I file an insurance claim before deciding?
File a claim only when storm damage is documented and recent (within the policy window, usually 1 year). Don’t file for wear and tear — carriers deny those, and the denial still goes on your record. We’ll help you decide before you file.
What if my score lands at 4–7? How do you decide?
The deck condition decides it. We pull a couple shingles during the free inspection, photograph the plywood underneath, and give you a written recommendation. Sound deck plus localized damage = repair. Soft deck or widespread underlayment failure = replace.
Does Econo make more money pushing replacement?
Yes — replacements pay better than repairs for every roofer. That’s exactly why our counter-positioning matters: 1 in 4 repair calls we go on are fixing previous bandaids from other companies. We’d rather get your repair right and have you call us in 15 years when you actually do need a replacement. Mario or Brian walks every roof personally.
